We recently sold our rental property in Bozeman. Tawnya did an amazing job representing us. She is honest, knowledgeable and realistic with what is happening in the local real estate market. After years of being a rental, the home needed some attention. Tawnya stepped in and helped coordinate the trades for the necessary repairs. She has gone above and beyond for us. We greatly appreciate her hard work, honesty and knowledge. We highly recommend Tawnya!

Unfortunately, Tanya was not the agent we would have hoped for. We were randomly assigned Tanya through Zillow after requesting a showing. We used her to view a second home, which we ended up buying, but there was a ton of misalignment throughout the process. From the start, she told us we were “too picky” for expressing our preferences, and it became clear she wasn’t understanding what we wanted. It was so obvious that I had a call telling her it was becoming a problem as we would voice what we wanted and she would never understand our needs. To make matters worse, Tanya always seemed to over represent the sellers despite being our realtors. It was so noticeable that another agent suggested we ask her broker if she had ties to the sellers. While the broker said no, it highlights how off things felt. She didn’t advocate for us as we were her client. The property’s fence and deck were falling apart. We flagged the fence as a safety concern, especially with our dog and child, since it didn’t close and was right on a street. Tanya dismissed it, saying we were making it a bigger deal than it was. Again, she wasn’t on our side or didn’t ever understand what was important to us. We also discovered after closing that the hot water runs out after 5–10 minutes. Turns out the water heater was 30 years old! Tanya never asked about appliance age, despite me raising it pre-close saying we should include a clause in our contract on major appliances in case there is an issue post closing, and she replied, “we don’t do that here.” Turns out, we should have. The inspector she recommended missed this too. Her broker, other realtors, and even plumbers all said this was a major oversight. Tanya admitted she had this issue in her first home so you would think with her personal experience of having to replace a water heater immediately, she’d verify this for her clients, but no. She but brushed it off saying, “I don’t snoop around people’s houses.” Another agent laughed when I shared that — saying that’s literally her job to provide due diligence to protect her clients from unknown issues. That is literally what she is paid for. She also asked us to close early and rent the home back to the sellers — for less than our mortgage would have been. She wanted us to pay out-of-pocket for them, which made no sense. So we said we would close earlier to help them but it would need to be prorated to cover our mortgage payment or we would keep our original close date. Later, she told us the broken water heater was “bad luck” and even went to say it was probably “karma” because we had the sellers cover the prorated mortgage amount to close earlier. Completely unprofessional. She also commented on “how much work this deal has been” — even though we only saw two properties (both found by us and not her), and we closed on the second one. Comparing that to her reviews where clients looked for years, this is another comment that you wouldn’t say in a relationship business. The whole experience felt like she just wanted the commission. In an industry based on relationships, she didn’t show the professionalism or advocacy clients deserve. In fact, she kept wanting us to offer more than we did, but thankfully we did not and held our ground on the amount we offered. There are many great realtors in Bozeman — look elsewhere. Her own broker confirmed we could’ve switched, which I wish we had. Tanya did give us $500 to help with the water heater, which was a kind gesture, but it cost nearly $3,000. She also referred someone saying it’d be $1,000–$1,500 — they quoted us $4,500. Again, another sign of misalignment.
