I wish there was a zero star option! Terrible experience, that started the first week of November of 2025 and now over 3 months and thousands of dollars lost it is still getting worse. Mr. Kramer sat in our house and gave a beautiful sales pitch. He showed us charts, graphs, and used all kinds of smooth words with emotional connections to show us why he was so great and why we should use his amazing services to sell our home. Unfortunately, we took the bait. As soon as the “exclusive right to sell” contract was signed, that great service did a U-turn and the frustrations began. He lied about us being able to continue to sell by owner with no fees. The contract had a fee of $350 if we sell by owner. As soon as I saw that I should have ended it. He also told us that the contract was not a “hand-cuff agreement” as he gestured by grabbing his wrists. For almost two months I have been trying to get the contract cancelled. So far the only response has been from the branch broker, and she does not have the authority to sign the cancellation agreement, it requires the principal brokers signature and they have been entirely unresponsive. Third, he attempted to use photos that had been photoshopped. I could totally understand removing personal items or some rubbish from a photo. I had to specifically reject the use of photos that had an overhead light fixture/chandelier, a porch light/sconce, and what looks like a fireplace and mantle, digitally added to my home. This is not only totally unacceptable to me but a violation of the realtor code of ethics. Yes, they looked great, but totally dishonest. Then after the third attempt to get the listing correct, he fed me the fourth and biggest untruth. He stated in a phone call, I wish it was in an email, that the reason my listing was being so difficult was that the real-estate board now requires agents to use Artificial Intelligence (AI) to generate the listing. I have it straight from the legal counsel of the Utah Real-estate Association that this is flat wrong. Mr. Kramer has lost all my trust, and there is no way that I can move forward with his services. I will also not do business in any way shape or form with someone who insults my intelligence and shows me such disrespect. I have been trying to get the contract cancelled for almost three months so that I can move forward with an honest agent and a broker that will at least reply to the “branch broker” and my direct attempts to contact. Not a real-estate team that will push me into financial peril to punish me for not allowing their dishonest sales tactics. This may be a game to Mr. Kramer and his non-existent broker, but being shoved closer and closer to financial ruin is anything but professional. The brokers refusal to sign the cancellation agreement is costing me hundreds and hundreds of dollars every month. A few thousand dollars while I wait out another 3 months of this contract is still better than the potential lawsuit that Mr. Kramer was setting me up for. Mr. Kramer and Remax Associates of Utah has certainly demonstrated a knew low in professionalism !!!

ZERO stars! We listed our property with Ryan Kramer at RE/MAX Associates and it was a terrible experience and waste of opportunity. The home was listed with no sign, no flyers, no open houses, and no prep work (or suggestions) to have the house ready for showings. I don't think Ryan ever even went to the property! Ryan did nothing more than put it on the MLS. We decided to keep the property and not sell, and when I asked to terminate the listing they refused. At first Ryan agreed to terminate, and then his broker refused, stating that was ReMax policy. Their refusal to cancel the listing restricted me from being able to advertise my listing on all platforms as it was held captive on this and it's partner sites. I have worked with many many agents over my 20 years of investing, and this was the WORST experience of all! Their delays, lack of effort and refusal to honor a clients' requests is unethical. DO NOT HIRE Ryan and his broker Matt. The recent reviews show this is is not an isolated incident — this is a pattern. RE/MAX Associates should be ashamed of how this was handled.

If I could give zero stars, I would. I listed my home with Ryan Kramer at RE/MAX Associates and it was the biggest mistake I’ve made in real estate. My home was listed during peak season with no sign, no flyers, no open houses, and only two showings in over a month. Ryan failed to market the property beyond putting it on the MLS — and even that was riddled with errors (wrong neighborhood, incorrect square footage, etc.). When I asked to terminate the listing due to lack of effort and harm to my ability to sell, they refused unless I signed a “standard” termination agreement that included a $500 early termination fee and a non-disparagement clause (gag order) — all to cover for their own failures. That agreement included the listing photos, but once I declined to pay the fee, they reneged on the photos, claiming they never had the rights — despite already offering them in writing. After days of stalling and manipulation, they finally withdrew my listing from the MLS — but they are still refusing to release me from the contract, which means I legally cannot list my home with another agent. I’m now being forced to hire an attorney just to get out. This is how they do business: pressure clients into silence, withhold rights to materials, and hold listings hostage unless they get what they want. I have extensive documentation of every error, delay, and dishonest statement from Ryan and his broker Matt. This is not an isolated incident — this is a pattern. RE/MAX Associates should be ashamed of how this was handled.
