“Buyers Beware: I am writing to formally express my concern and deep dissatisfaction regarding the misleading information provided by Philip Leblanc of Coldwell Banker (Alfonso Realty)-Lorraine Rd in connection with the sale of my property which I purchased on November 1, 2025. At the time of sale, the property was listed as having 2,130 square feet, as indicated on the MLS listing and marketing materials. However, upon later verification—county records—it became clear that the actual square footage of the home is 1,423 square feet. This is a significant discrepancy of over 700 square feet. Despite the magnitude of this misrepresentation, I have since learned that under Mississippi law, real estate agents are unfortunately shielded from legal liability for inaccurate information posted on MLS listings, even when it directly misleads buyers. This legal protection is troubling, and I believe it creates a serious gap in consumer protection—one that leaves homebuyers vulnerable to false advertising and unethical practices. While I understand that errors can happen, the scale of this discrepancy goes far beyond a simple mistake. It is my belief that any professional in the real estate industry has a duty to verify key property details—particularly something as critical as square footage—before presenting them to potential buyers. I plan to share my experience publicly including Base Housing on Keesler Airforce Base in order to inform other homebuyers about both this specific situation and the broader issue of insufficient consumer protection in Mississippi’s real estate laws. Therefore, as Phillip LeBlanc was responsible for the inaccurate listing of the home's square footage, I cannot in good conscience recommend him as a real estate agent to others.”
