“We listed with Mike and Marlene because they live in our neighborhood and had good local knowledge of properties there. Mike and Marlene successfully marketed our properties and attracted buyers for both parcels, closing within 2 weeks of each other. We split off the land in order to get the price into a comparable range for houses of its type. The farmhouse, Barns and 9A had been on the market for 2 years but once we dropped the price $50,000 on that piece (and gave up another $40,000 in negotiation), we were able to sell it. The 14A parcel of land sold quickly for full price so our final result was 86% of our original asking price. We had no mortgage and had already purchased a home in Florida, so we were satisfied, if not happy, with the deal. Throughout Mike and Marlene were supportive and encouraged us to hold our price and wait for the right buyer for the whole farm. However we did not want to go through another winter without a buyer so we lowered the price with their guidance. The house failed to attract many buyers, most of them were not really looking for a traditional Vermont farmhouse, especially over 100 years old, and the newer additions caused some people to feel the house was not as well laid out as a new house might have been. The in law suite shared the kitchen intentionally but some wanted a separate apartment. The eventual buyer was intending major renovations and updates to make the home suitable for their parents and the price reduction made those changes feasible. As the pandemic progressed the market seemed flooded with out of state buyers but most wanted newer properties for a pastoral retreat and were not really in the market for a farm. The value, property taxes and improvements kept the price out of the range for most local farmers. Mike and Marlene kept our spirits up but by summer we were ready to make whatever concessions were necessary to move it. We were "motivated sellers" but not pushed by Mike and Marlene, who took a neighborly pride in seeing that we got the deal we wanted. The McCartys do not operate like the "corporate" real estate offices with large staffs and glossy publications, but rather in a more personal and hometown manner. They used media and images just like the big brokers but without the large cast of specialists. We liked that as we felt we had a relationship and were not just being handled.
