“After a disappointing experience with our first realtor, Joe Lawson was an incredible help in getting our house sold. When we had a contract on the house, the entire deal kept running into one snafu after the other, including several delays and negotiations with the buyer. Prior to the final contract, we had another offer that was much lower than we were willing to accept, but Joe worked with several different parties to come up with creative financing that would enable the buyer to pay what they wanted in terms of a monthly payment while giving us the amount we were asking. When that deal fell through, Joe worked hard to make the second offer on the house come to fruition. Throughout it all, Joe was amazing in jumping through hoops, coming up with fresh ideas on how to deal with all the problems that arose, and offered negotiation strategy and advice, all without being pushy about our accepting a specific offer. He was incredibly generous with his time, confirming if something was in the process of being done or had been completed, staying in constant contact with the buyer's realtor, working with the lawyer handling the closing, dealing with more than the usual snafus that arose. The two biggest ones was the replacement of a septic system of our property that had to be connected to the county's sewer line. That was a delay of several weeks, but he worked hard to get showings of the house during that time. Not to mention answering the dozens of questions we asked. When our contract with the buyer was signed, the same septic system issue that happened to our property happened to the buyer's property, this delayed things even further. Joe worked in concert with the buyer's realtor to get things pushed through the county's red tape conveying the urgency of the situation to the necessary parties that there were other contracts hinging on the closing on both properties. Throughout the drawbacks, Joe gave 110% to helping make this deal go through despite a shrinking economy and extraordinary repair issues. His team worked diligently with us when Joe was out for a short time for personal issues during a downtime in the deal's process. But he stayed in constant contact with his staff, so we still felt his presence. If you want a realtor who's hard-working, totally committed to the sale of your property, honest about your property's true value, and gently guides you through the stressful process of selling a property, you couldn't find another realtor more skilled or qualified than Joe. Not to mention his generosity, kindness, and terrific personality. Joe Lawson bends over backwards to get your property sold. He and his staff at the Cabell Childress Group made it possible for the sale of a property that wasn't easy to sell during a downturn in the economy and high interest rates. He was skilled in helping with the splitting of the sale proceeds due to a divorce, all with an attention to detail and consideration in updating us as to issues that needed to be addressed.
