Danny was good at setting expectations in a way that felt realistic rather than overly optimistic. That made the whole process easier to deal with. Co-op transactions are slower and more procedural than a lot of people expect, and he explained that clearly from the start. Because of that, when the timeline slowed down during the board review stage, it didn’t feel like something had gone wrong. It just felt like a normal part of the process. That alone probably cut down on a lot of unnecessary stress. He also made sure the board package went in cleanly the first time. We didn’t have a round of extra document requests or corrections afterward, which I know can happen. That was probably due to how careful he was before submission. The transaction still took time, but it followed a path that made sense.

Danny was honest from the beginning that co-op purchases require patience. I appreciated that because he never made the process sound easier or faster than it really is. Instead, he focused on making sure we were prepared. When it was time to assemble the board package, he encouraged us to double-check every document carefully. That turned out to be good advice. We ended up revising a couple of small things before submission, including one detail that might have looked inconsistent if we hadn’t fixed it. Once the package was submitted, there was a stretch where not much seemed to happen. That part was probably the hardest mentally. Danny reassured us that this was normal and confirmed that the file was still moving through review. Eventually the approval came through with no additional complications. The waiting wasn’t fun, but at least it felt like we had done everything we could on the front end.
